The Precinct represents a groundbreaking multi-phase commercial office development strategically positioned at the entrance of Grand Baie in northern Mauritius, alongside the M2 motorway and within 20 kilometers of the capital, Port Louis. The Precinct’s first building, “Unity,” was inaugurated in May 2023, set within a lush green landscape called The Macleod Garden. Developed by Gateway Real Estate Africa (GREA), a subsidiary of Mauritius and London-listed Grit Real Estate Income Group Limited, at an estimated cost of US$31 million (MUR 1.2 billion), Unity Building is a 10,057 m² state-of-the-art workspace that incorporates cutting-edge sustainable features including e-glass, water-saving fixtures, towering green walls, motion sensor LED lighting, electric vehicle charging points, natural light and ventilation systems, and treated wastewater recycling for irrigation.

The building’s distinctive design centers around an impressive five-volume central atrium with vertical connectivity via an open feature staircase and lifts, creating dynamic and flexible office spaces. Premium amenities include a Sky Bar with panoramic views of Grand Baie, extensive parking for over 250 vehicles, bicycle facilities with showers and changing rooms, and an on-site eatery with outdoor deck. Anchor tenants include prestigious companies such as Dentons (the world’s largest law firm), Grit Real Estate Income Group, Workshop17, RMB and Afro’s Chicken Shop, reflecting the development’s position as Grand Baie’s most prestigious business address.

Unity Building earned EcoDistrict certification – the first commercial development in Africa to achieve this status – and a 5-Star Green Star rating from the Green Building Council of South Africa, making it the highest-rated green office building in Mauritius and the Indian Ocean Islands Region. The development is planned as a three-phase project, with additional buildings named Freedom and Harmony to follow, ultimately creating one of the region’s most significant sustainable commercial complexes. This landmark project represents part of GRIT and GREA’s broader commitment to Mauritius, with total investments exceeding MUR 8.6 billion by 2024, positioning the island as a premier destination for sustainable business development in the Indian Ocean region.
